North America’s construction market is returning to growth, but delivery conditions are increasingly setting the pace. Early planning is essential as power, permitting, labor, and supply chain constraints shape cost, schedules, and location decisions.

Construction activity across the US and Canada is returning to growth, supported by infrastructure, public investment, and expanding data center programs. Demand remains concentrated in a small number of capital-intensive projects, while delivery conditions are increasingly setting the pace. Power availability, utility and planning requirements, as well as shortages in skilled MEP trades and limited general contractor capacity are extending timelines and reducing schedule certainty.

These pressures are shaping costs, delivery risk, and location decisions, while data centers, life sciences, and selected high-tech industrial markets continue to support activity. As a result, early planning for cost, power, labor, and permitting is becoming increasingly important.

On a macro level, the US and Canadian outlook remains positive but uneven, with US growth holding up while Canada’s growth moderates in 2026 before anticipated strengthening in 2027.
